Stonepeak is expanding its real estate portfolio in one of the United States’ major transportation hubs. The alternative investment firm has acquired an 860,100-square-foot rail-served logistics asset in Fort Worth, Texas, adding another transportation-linked property to its real estate strategy.

Stonepeak Acquires Fort Worth Logistics Asset

Stonepeak announced the acquisition on August 11, 2026. The company specializes in infrastructure and real assets and said the property is located in the Alliance submarket of Dallas-Fort Worth (DFW). The Alliance submarket has a strong transportation network. Stonepeak said the area is anchored by two Class I rail lines, the BNSF Alliance intermodal terminal and the Fort Worth Alliance cargo airport. The property also has direct access to Interstate 35, which Stonepeak describes as the “NAFTA highway” linking Mexico to Canada.

These connections are central to the property’s appeal. Rail, highway, and air infrastructure can support the movement of goods across regional and national supply chains, making transportation-linked logistics properties an important part of industrial real estate.

Location Supports Supply Chain Demand

The acquisition comes as the Dallas-Fort Worth region continues to benefit from population growth. Stonepeak said DFW has a population of approximately 9 million people and expects the region to grow at three times the national average through 2031.

The Alliance submarket’s combination of transportation infrastructure and access to a large and growing population makes it an important location for logistics activity. The area provides connections for businesses moving products through rail and road networks, while the nearby cargo airport adds another transportation option. For Stonepeak, the Fort Worth property fits its approach to investing in real estate with infrastructure characteristics.

Stonepeak Focuses on Infrastructure-Linked Real Estate

Phill Solomond, Senior Managing Director and Head of Real Estate at Stonepeak, said the company views transportation infrastructure as an important part of the supply chain. “Stonepeak invests in the supply chain from producer to consumer,” Solomond said. “Real estate anchored by transportation infrastructure is a critical link in the supply chain.”

Stonepeak’s real estate team invests in sectors that it believes have infrastructure characteristics. The company identifies supply chain, residential, healthcare and technology real estate as high-conviction areas for its real estate strategy. The firm said it looks for opportunities with durable cash flow profiles, embedded demand drivers, high barriers to entry and inflation protection. It also targets assets that are important to the businesses and communities they serve. The Fort Worth acquisition matches that strategy because the asset is directly connected to major transportation infrastructure.

Financial Terms Were Not Disclosed

Stonepeak did not disclose the purchase price or other financial terms of the acquisition in its announcement. The company also did not identify the seller.

Stonepeak confirmed that Simpson Thacher & Bartlett LLP served as legal counsel, while Newmark served as financial advisor for the transaction. Keeping the financial terms undisclosed means there is no confirmed transaction value to report at this stage.

Stonepeak’s Broader Investment Platform

Stonepeak is a global alternative investment firm focused on infrastructure and real assets. The company reported approximately $93 billion in assets under management. Its investment areas include digital infrastructure, energy and energy transition, transport and logistics, and real estate.

The firm’s latest acquisition shows how it is applying that infrastructure-focused approach to real estate. Instead of focusing only on traditional property characteristics, Stonepeak is targeting assets connected to essential transportation and supply chain networks.

For Fort Worth, the transaction highlights the continued importance of the Alliance submarket as a logistics location. Its rail connections, intermodal infrastructure, cargo airport and Interstate 35 access give the area a strong transportation foundation. With its acquisition of the 860,100-square-foot rail-served logistics asset, Stonepeak has added a sizable property in the Dallas-Fort Worth market while continuing its focus on real estate supported by critical infrastructure.
